Booking, Payment & Modifications

Reservations are made via our website;
Payments are processed via Stripe (we do not store payment details);
Full payment is required to confirm a reservation;
Modifications must be requested up to 14 days before check-in;
Cancellations 14+ days before check-in: 97% refund;
Less than 14 days: non-refundable;
Refunds may take up to 10 business days.

Guest Responsibilities & Property Rules

Guests must follow house rules: no smoking, no parties, no pets;
Quiet hours: 22:00–08:00;
Check-in/out times must be respected;
Only registered guests allowed; no visitors;
Report any damages immediately; guests may be liable for costs.

Liability & Insurance

We comply with Portuguese laws and have liability insurance;
Guests must follow safety procedures;
Not responsible for theft, loss, or damage due to guest negligence;
Not liable for force majeure events (e.g., natural disasters).

Intellectual Property

All website content is the property of Vipsa Madeira;
Unauthorized use is prohibited and may lead to legal action.

Website Use & Security

No fraudulent or illegal use of the website allowed;
We employ security measures but cannot guarantee full cyber protection;
Not responsible for third-party content or technical issues.

Governing Law & Dispute Resolution

Governed by Portuguese law;
Disputes resolved in the courts of Madeira, Portugal.
